Painting San Juan Capistrano, CA

The Mission dates to 1776 and the Los Rios District next to it has adobes that predate California statehood by half a century. San Juan is the oldest place AJ Paint works, and it is also horse country, which makes for an unusual mix of jobs.

The building stock

Mission Revival sets the tone: white or sand-colored stucco, clay tile, arcades, heavy timber and iron. Los Rios has genuine adobe and early wood-frame structures, and adobe and lime plaster need coatings that let the wall breathe. Put a tight acrylic or an elastomeric on an old adobe and you trap moisture in the wall, which does more damage than leaving it alone.

The 1970s and 1980s brought conventional ranch tracts, and the 1990s and 2000s brought gated Mediterranean at Marbella and Pacifica San Juan. Up in the hills there are working horse properties: barns, stalls, shade structures, arenas and mile after mile of white fencing that sun-checks and goes chalky on the south face. Summer here is hot and dry, a few degrees off the coast, so UV rather than salt is the main driver on anything inland of the 5.

Prep is the part that decides how long the job lasts: washing, scraping, rebuilding caulk joints, then a full coat of primer before the two coats of color.Licensed stock photograph, used to show the finish. Not a photograph of a job AJ Paint completed.
