Escondido interior and exterior painting

Old Escondido is a designated historic district full of Victorians and Craftsman houses with clapboard, shingle courses, corbels and multi-color trim schemes. Those are three-color and sometimes five-color jobs, all brushwork, all pre-1978, and they take real time. Outside the district it is postwar stucco ranch through the 1950s and 1960s, then 1980s tract, then newer builds out toward Hidden Meadows and the east side.

Heat is the governing factor everywhere else. Wall surface temperatures on a west elevation in July are far above air temperature, dark colors fail first, and wood siding moves enough season to season that caulk joints open and end grain splits. On a rural property east of town you are also dealing with well water for washdown and no neighbors within shouting distance, which changes the setup more than people expect.
