North Vista in 92084 still has older ranch homes on half-acre and acre lots, some with citrus and avocado left over from when this was all grove. Wood siding, board-and-batten, detached garages and outbuildings. The 92083 core is denser and older, a lot of it built between 1955 and 1975, with a high share of rentals.
Shadowridge in 92081 is the 1980s and 1990s side of the city: golf-course tracts, stucco, tile roof, association palettes, and homes that are now two or three repaints deep. Without salt in the air the failure mode is straight UV. South and west elevations chalk, deep body colors fade unevenly and go flat while the north side still looks fine, and anything dark on a garage door gives up first.
