What these houses are made of
The Village and the Barrio hold the oldest stock: small prewar cottages and 1940s bungalows, wood siding, deep eaves, a lot of trim per square foot. Olde Carlsbad north of Elm is postwar ranch, stucco bodies with wood fascia and garage doors that bake all afternoon. Then the master plans: La Costa from the 1970s and 1980s, Aviara in the 1990s, Bressi Ranch, Calavera Hills and Robertson Ranch after that.
Those are heavy Mediterranean stucco with clay or concrete tile, foam trim bands around the windows, and wrought iron. Foam trim is the thing that catches people out. The coating holds fine on the flat of the stucco, then splits along the seams where the foam meets the wall, and water tracks in behind it.
That gets cut out, re-taped, re-textured and recoated, not just painted over.
