The 1970s and 1980s tracts are the bulk of it: two-story stucco with wood fascia, wood trim and shake-look composition roofs replaced somewhere along the way. Those homes are now on their third or fourth repaint, which means layers of old coating, several generations of caulk, and repairs from previous painters that have to be dealt with before anything new goes on. Niguel Summit, Marina Hills, Bear Brand and Ocean Ranch add 1990s and 2000s Mediterranean with foam trim and tile.
The hillside siting is the practical issue. Half these houses have a downslope back elevation where the first floor is fifteen feet off grade, and a front elevation on a street too steep to set a ladder square. Ridge-top homes catch onshore wind straight off the water with nothing in front of them, so the west walls weather noticeably faster than the rest.
