Rancho Mission Viejo is unincorporated county land east of San Juan Capistrano, opened with Sendero around 2013 and continuing through Esencia, Rienda and beyond, with most of the ranch kept as open preserve. Different from every other place on this list for one reason: almost nothing here has ever been repainted.

These are 2013 and newer homes, which sounds like it should mean no work. It does not. Production exteriors get one thin spray application over new stucco on a tight builder schedule, and at the eight to twelve year mark that coat starts giving up at the same time across an entire street, usually beginning with the south and west elevations and the fiber-cement and metal detailing the modern farmhouse plans use so heavily.
Interiors are the bigger opportunity. Builder-grade flat on the walls does not survive a wet cloth, so the first upgrade most owners want is a washable finish in hallways, kitchens and kids' rooms, plus something better than the standard white on doors and trim. Lots are compact, ridgelines are exposed and windy, and summer out here is hot enough that spray windows are early-morning work.
