First thing to get straight: Carmel Valley is City of San Diego, not Del Mar, even though the mail says otherwise. It was planned as North City West and built out from the mid-1980s through the 2000s, and it is now one of the densest concentrations of thirty-year-old master-plan housing in the county.

Production and semi-custom homes from Pardee, Shea and the rest, almost all stucco with concrete tile, foam trim, wood fascia and two-car garages facing the street. The oldest sections are approaching forty years old, which puts most of them on a second or third repaint with none of the original builder coat left. Two things show up over and over. Foam trim separating at the miters and head joints, which lets water behind the band.
And wood fascia at the eave line, where the coating went on thin at the builder stage and thirty years of afternoon sun has done the rest. The neighborhood sits a couple of miles off the water on a mesa, so there is some marine influence but not much salt. Sun and age are what you are fighting. Canyon-edge lots add slope and access problems on the back elevation.
