Along the 101 and through Leucadia you get 1930s to 1950s beach cottages: board-and-batten, horizontal lap siding, single-wall construction in places, and additions that were framed by whoever owned the place in 1972. New Encinitas is 1970s and 1980s stucco tract through Village Park and Sunset, with Encinitas Ranch added in the 1990s. Olivenhain is another world, acre lots and custom homes up in the hills. The marine layer is the real variable here.
Mornings stay damp well past nine most of the year, north-facing walls under a tree never fully dry, and mildew grows through the coating rather than sitting on top of it. Washing alone does not fix that. It needs a proper cleaning, a mildew-resistant primer and a topcoat rated for it, or the black comes back through in a season.
