House painting in Dana Point

Everything in Dana Point points at the harbor. The Lantern District streets are still named for lantern colors, the headlands drop straight into the water, and Capistrano Beach to the south is a separate little world with its own ZIP. Roughly half an hour up the 5 from Oceanside.

Housing stock

The building stock

Above the harbor the Lantern District is dense: 1960s and 1970s beach houses, duplexes and fourplexes, wood siding over stucco bases, exterior stairs, and decks on every level. Monarch Beach is the 1990s side, gated Mediterranean tract with tile roofs and foam trim. Capo Beach in 92624 holds older bluff cottages and a lot of rebuilt moderns.

The marine exposure here is as bad as it gets in South County because the harbor puts salt spray in the air on the wind almost daily. Metal is the first casualty: deck railings, stair stringers, garage door tracks, light fixtures and every exposed fastener. Rust bleeds through a fresh topcoat within a season if it was not cut back to clean metal and primed properly.

Wood on the ocean side needs more frequent maintenance than the same wood a mile inland.
