West of the 101 you have bluff-top homes taking unobstructed onshore wind loaded with salt, plus full afternoon sun off the water. That is the most aggressive combination in North County, worse than anywhere in Oceanside. Coatings chalk early, fasteners rust and bleed, and anything galvanized that was never primed starts streaking down the wall.
A lot of those homes have been remodeled into smooth-troweled stucco with metal fascia and big glass, which looks sharp and shows every patch, so the prep has to be flatter than the eye can read. East of the tracks, Eden Gardens is the original neighborhood, small single-story homes on tight lots with wood trim. Lomas Santa Fe is 1970s ranch around the golf course, stucco with wood fascia and a lot of it on slope.
