Lake Forest interior and exterior painting

Three different towns share one city name here. The old El Toro core, the lake tracts that gave the city its current name, and Foothill Ranch and Portola Hills up against the hills, both of which were separate communities before Lake Forest annexed them. Add Baker Ranch from the 2010s and you have four building eras in one place.

What you are actually painting

The El Toro-era homes from the 1960s and 1970s are the oldest: single-story, wood siding or stucco with wood trim, mature trees, and original fascia in a lot of cases. The lakeside tracts around the Sun and Sail Club are 1970s two-story with the eucalyptus canopy that named the city, which means shade, leaf litter and tannin staining on the north sides. Foothill Ranch and Portola Hills are 1990s hillside stucco under tile, laid out against the edge of the Cleveland National Forest.

That proximity matters: those homes sit in a wildland interface area, so eaves, soffits, fascia and vent trim get more scrutiny and more maintenance than they would in the middle of town. Baker Ranch is 2015-plus and just now coming off its builder coat. Santa Ana winds funnel down out of the canyons here harder than they do closer to the coast.

Prep is the part that decides how long the job lasts: washing, scraping, rebuilding caulk joints, then a full coat of primer before the two coats of color.Licensed stock photograph, used to show the finish. Not a photograph of a job AJ Paint completed.
