On Balboa Island and the peninsula the houses sit on lots barely wider than the building, with a few feet to the neighbor and an alley behind. Corona del Mar has turned over heavily into smooth-stucco and metal contemporary rebuilds where any patch has to disappear completely. Eastbluff and Dover Shores are 1960s and 1970s.
Newport Coast, annexed into the city in the early 2000s, is 1990s and 2000s Mediterranean on ridgelines. Bay and ocean frontage means constant salt, and the docks, seawalls, rails and gates are steel and aluminum that need proper metal prep, not a coat of house paint. Access on the island and the peninsula is the other constraint: no driveway, no yard, and a narrow alley to work from.
