This is the most uniform housing stock in South County. Almost all of it is stucco under concrete tile, built by a handful of builders on a handful of plans, with foam trim bands, wood fascia and Spanish or Mediterranean detailing. The whole city is now in its second or third repaint cycle, and because the original builder schemes repeat every few houses, matching and approvals matter more here than in a city with older, more varied stock.

The mountain-edge position is the real variable. Santa Ana winds come down the canyons loaded with dust and abrade the windward walls, afternoon sun at elevation is stronger than it is at sea level, and summer highs are consistently above what Mission Viejo sees ten miles down the hill. West and south elevations weather visibly faster, and the foam trim on those sides splits at the joints first.
