It is thirty-odd villages planned separately across six decades, from University Park in 1965 to the Great Park neighborhoods still going up now, and the difference between a Woodbridge house and an Orchard Hills house is fifty years of construction practice. Just over an hour from Oceanside, at the far end of the core territory.

What these houses are made of

The 1970s villages, University Park, Woodbridge, Northwood, Turtle Rock, have wood siding, mansard details, shake-look roofs and a lot of painted wood, and they are deep into their fourth or fifth repaint. The 1980s and 1990s brought stucco with tile. Westpark, Quail Hill, Northpark and Turtle Ridge are 1990s and 2000s Mediterranean, dense, with foam trim and small setbacks. Portola Springs and the Great Park villages are 2010s and newer, heavy on fiber-cement, metal accents and contemporary detailing.

Irvine sits on flat inland ground, so there is little salt and a lot of summer heat, which means UV-driven chalking and fading rather than corrosion. The oldest wood-sided villages are the ones that reward real prep. Forty-five years of recoats over lap siding leaves edges built up and end grain open.
